 What is your geographic service area?

We cover the entire San Francisco Bay Area. 

 What makes your products unique?

It is an understatement to say our products are strong, robust and tough.  At their core, they are solid steel.  Of course, you wouldn’t know it by looking at them.  They look like cute little home offices or studios.

How are they constructed?

The basic structure is a modified, recycled shipping container.  We cut out the doors and windows, insulate the walls and ceiling, and finish with drywall interiors.  No one will know it was a container once we put on siding and a roof.

How does California Backyard Offices & Studios compare to competition?

We are a “one stop shop” and only make backyard offices and studios.  We take the time to understand your needs and then design a solution that fits your requirements.

Big box stores do not have dedicated staff knowledgeable about this product category.  They offer limited choices plus you have to deal with both the retailer and a third-party subcontractor.  

How is temperature stability?  Will it get too hot in the summer or too cold in the winter?

Our backyard offices and studios are well insulated.  It will be really easy to warm them up and a small room-size air conditioner will keep it comfortable on the hottest days.

 What is your warranty?

We take tremendous pride in our products and customer service and offer a 5 year warranty.  Even after that, call us –we want to help.

Is there a Customer Satisfaction or Return Policy?

We go way out of our way to make sure every customer is satisfied.  If there is a problem, let’s have a conversation.

 

Pricing – What’s my investment?

 How much are they?

The base unit is $8,995 plus sales tax.  If you choose upgrades and additional features, this will be included in the detailed quote after your site consultation.

How much is the site consultation?

$150, and is fully credited back to you when you purchase a unit.

What options or upgrade can we add?

We love making each office/studio totally unique.  You can add extra windows, doors, skylights, different roof structures, porches, interior features and have it match the main house.

Delivery and installation

Delivery and installation depend upon the access and site conditions.  Typically this varies from $1,000 to $3,000.

 Payment Schedule

$2, 500 upon placement of order with the balance due just prior to delivery.  You are very welcome to come to our facility in Hayward to see it during construction or just prior to shipment.

 

Compliance - Keeping the neighbors and the city happy

Does a backyard office or studio require a building permit?

Most cities and counties do not require a building permit if less than 120 square feet.  That’s why our units are 8’ x 15’.

Do you sell backyard offices or studios larger than 120 square feet?

Yes.  We are happy to build bigger if that is a better fit for you.

Are there height, setback and placement requirements?

Yes, each jurisdiction has specific requirements which we identify during our design consulting appointment.  In addition, we help you determine the optimal location taking into account seasonal sun patterns, shade and visual esthetics.

Can we use our backyard office/studio as an extra bedroom?

Technically no.  These units are “accessory buildings” and are not designed to be used as living quarters.

What if we are in a neighborhood Homeowners Association?

We need to understand their rules or requirements for backyard structures.  This may vary from no restrictions to outright prohibition.

 

Purchasing – I need more details

 Are these kits?  Do I have to put them together?

No.  These are completely built at our facility and ready for use the day they are installed.

 How do we get started?

Call or email us. We set up a site visit to discuss features, options and location.   We also confirm compliance with local codes, check access, and site preparation.  Then we prepare a detained quotation including delivery and installation.  The fee for this on site visit is $150 which is credited back to you upon purchase.

Do you sell a standard model?

Each of our office/studio is custom built from a 15’ x 8’ frame.  You choose the color palette, exterior siding, roof structure, interior walls, floor finish and options.

Can I save money by finishing it myself?

Yes, we are happy to build to any stage so that you can finish it yourself.  For example, we might just put in all the doors & windows, install the insulation and drywall leaving the rest for you. 

 What is the lead time from ordering to delivery?

Typically 2 to 4 weeks.

What payment options do you provide?

We accept all major credit cards, PayPal and checks.

Who will deliver and install my backyard office or studio?

Our units are made in our Hayward facility.  Our team will deliver and install your backyard office or studio.

What are your site requirements?

Ideally your site needs to be reasonably level and have sufficient working space on all sides. We will review this when we do the site visit. We just need four level spots.  If you are on a slope or have uneven ground, we can suggest approaches during our site visit.

There is limited access to my backyard.  Is that a problem?

We would hire a crane for a couple hours to lift it into place.  It costs about $1,000. You will want to have your video camera ready for this delivery!

Can this be moved later?

Yes.  It weighs about 5,000 pounds.

Will you remove our old shed?

Yes.
